11 - Choosing the Right Management Company - it's about how one responds not reacts
The right company is not the biggest company. The right company to choose is specific to your property, by location and by their ability to work with you and your specific needs.
Choosing the right Realtor / Broker to market your property.
Ask to see their plan to market, manage, maintain and remove tenants.
Whether or not you hire a property manager, these tips can help you in managing whatever situation rears its proverbial head.
Take deep breathes before texting, the scuba diving approach to communicating via electronic media.
Never text in anger. Take a deep breath and say to yourself, “would you care if what you are going to text was on a billboard or posted to all the social media?"
Have a script before you go on set. Take a deep breath and consider the whole process in a calm, consistent manner.
Every conversation is but a scene in the movie you call real estate.
Although many of us would like to believe our house, home, investment property, city and state are special, it really isn’t anything new. The ability for all animals to take control of a place and a space has been going on for 1000’s of years. What is different is our ability to influence thoughts to many in an instant across the globe. This enables you to grow your business exponentially for good in seconds instead of generations.
You create your scene in the movie we call real estate everyday in every way starting with a conversation.
How to “speak” when texting or emailing
Break ice by using basic manners your mama taught you...”good morning”, “good evening” and “how are you?” with a 5 sec pause…(and mean it)
Don’t “yell in the room” by texting over and over again or by using all CAPS.
Don’t call anyone for any reason over and over again. It shows the other party you are desperate…so they will ignore completely or raise their price, terms and or conditions on whatever you maybe calling about.
Diffusing miscommunications
Speak slowly, be specific and listen. Nothing shows professionalism when you can repeat what the other party expressed clearly and calmly.
Their anger does not belong to you…diffuse confusing situations by focusing on the problem and allowing time for a solution.
Monitoring property management costs and planning
Have a budget for the year for your time and money. This upfront planning will change but that’s ok. A solid foundation allows you something to build on.
Prioritize what is important to you considering the cost of what breaks and what could break. Compare the breakables with the wearables and how long they can last.
